Location:
The Ranch is located 2 miles Southwest of Granby, Colorado at an elevation of 7,934 feet. 65 miles Northwest of Denver, the property sits within minutes of the Grand Elk Golf Course, Granby Ranch Golf and Ski Area, Winter Park Ski Area, Lake Granby, Grand Lake and Shadow Mountain Lake. Excellent fly-fishing is available on the nearby Colorado River. Although commercial flights are not available at this time, the Granby Airport is within a 10-minute drive from the ranch and the Kremmling Airport, which supports larger aircraft, is a 30-minute drive. Historic Hot Sulphur Springs Resort, known for it’s healing mineral water, is just 15 minutes away.

Acreage:
627 +/- acres offered in 6 tracts: This is an incredible opportunity to buy all or part of this historic property. Adjacent BLM pasture land (436 +/- acres) on Southeast corner of ranch has been allotted by lease during June to the ranch for managing its cow calf herd for the past 50+ years. Lease is available by application on a year-to-year annual renewal basis. Dedicated easement to BLM’s Timber Road on west corner conveys with property giving buyers private access to miles of adjoining BLM land. Senior and exclusive water rights exist for 4-mile Mueller Ditch, which meanders through the ranch to use for irrigation. Water rights of 22.85 c.f.s. (Mueller Creek, Fraser River and Rockwell Creek) will be sold intact with the property.

Terrain & Climate:
Terrain includes a mixture of approximately 50% grass and sagebrush grazing land, 30% hay meadow, 15% a mixture of lovely Aspen and Cottonwood groves, intermixed with Spruce and Pines, and 5% wetlands. Summertime temperatures average between 70 and 80 degrees with evenings cooling off to the 40-60 degree range. Wintertime temperatures average between 20 to 40 degrees with evenings dropping below zero to 20 degrees. Snowfall in winter averages 128 inches and an additional 12.5 inches of rainfall.

Operations:
Ranch has been operated as a successful cow calf, horse boarding, and haying operation since the mid 1800’s. Although natural grass hay including timothy and clover is being harvested every summer, the ranch has also supported lettuce, wheat, barley, and potatoes as crops during the early years. An average of 150 tons of high quality mountain hay is produced annually and 65 cow calf pairs can be supported. Currently the main ranch acreage is leased on an annual basis for continuing the ranch operations. Lease is up for renewal each spring. Original homestead built in 1898 is leased to a caretaker on a month-to-month basis. Owners occupy the main ranch house during the summer season.

Improvements:
Main Ranch House: Built in 1980, three bedrooms, 2.5 baths, 2,220 heated square footage with a total of 4,004 square footage that includes a full basement and 2 car garage. Home is tastefully appointed and in impeccable condition. 624 square foot bonus room above garage was added in 1988. Separate deck entrance and bath give room many uses, from a master suite to a custom office or recreation gym room. Electric baseboard heat serves the home as backup to an upper level Vermont Castings Stove, and an Earth Stove on the main floor. Back deck off main level overlooks home meadow, Fraser River, Continental Divide, and the town of Granby.
