DISREGARD LIST PRICE! THIS IS A SEALED BID SALE SCHEDULED FOR THURSDAY, OCTOBER, 9, 2014 AT 10:00 A.M.!!! Looking for a great timberland investment or maybe a great hunting property, or both?! Look no further! The L’Aigle Creek Tract is a 520-acre tract of mature pine and hardwood that is located in the south-central part of Bradley County and joins the famed Felsenthal National Wildlife Refuge. The timber consists of mixed stands of mature pine and hardwood, as well as stands of pure bottomland hardwood, located along L’Aigle Creek, which flows through the property and onto the refuge. An oxbow lake is located on L’Aigle Creek near the southern boundary of the property. A woods road serves as a private access to a small oxbow lake located on L’Aigle Creek near the south end of the property. The oxbow lake, White Oak Lake, extends onto the refuge, providing a great access point to the refuge. Access to and throughout the property is good via network of unimproved woods roads. Felsenthal NWR is known for its superb hunting opportunities for deer, turkey, and ducks. An inventory of the timber was conducted in February 2013. The inventory consisted of 214 sample points using a 10-factor prism. The timber cruise reflected significant volumes that provide income opportunities.
