Operated by the Negaard family as a community stable for the past 26 years, Roy Grocery is ready for a new owner. Closed earlier this year, the building is now available for sale, with all of the equipment included in the asking price to reopen as a grocery, hardware, and general store as it was before, or transformed into an entirely different business, shop, lodging or anything a new buyer can imagine.

The main structure was originally constructed in 1914, however the current owners got right to work upon purchasing in 1998 and remodeled entirely, with a great deal of updates completed as recently as 2012. The entire structure measures just over 4,000+/- square feet, all on one level, and is priced at approximately $75/square foot.

The building exterior has been covered in an eye-catching red tin with white trim. Along with the tin roof a new owner is ensured a low maintenance exterior for years to come. 2 south facing 10-foot insulated garaged doors allow for large loads to be easily brought into the building, or for vehicle and equipment parking. 2 propane heaters, updated in 2022 provide heat for the building, with a backup electric radiant heater available for supplemental heat but rarely used. 2 evaporating coolers are used to cool the building in the summer months. LED lights were installed throughout in 2012 while carefully leaving intact the tin ceilings in the original part of the building. Electrical and plumbing for the entire building was new in 2006.

All equipment used in the business is in good working condition and included in the asking price. A full equipment list will be provided to interested buyers and will consist of 4, 2 door freezers, 2 single door freezers, a 3-door cooler, 2 single door coolers, 3 beverage coolers, 2, 2-door coolers, and a fully functional walk-in cooler. Appliances and equipment in the kitchen/deli include a full-size refrigerator/freezer, electric range, built in microwave, ice cream cooler, enclosed commercial oil fryer, refrigerated salad bar, refrigerated sandwich station, beverage cooler, Bunn coffee pot and pizza oven. Point of Sale system, security system, cash register, and certified food scare are also included in addition to 7 chest freezers and tables and chairs to service the deli. The owners estimate approximately $50,000 worth of Hardware inventory, fence posts, PVC pipe, etc. left from the operation of the store to be remaining, which will also be included in the asking price.

The building is located directly on Main Street in Roy, Montana and includes 2 city lots with city water and sewer services billed at a rate of $57.50/month. The owner estimates the monthly electric bill to run between $600-$700/month with all freezers and coolers running and expects to use approximately 250 gallons of propane each year. Garbage collection is billed at a rate of $160/month. It is assumed that the utility costs could look differently if the building use were to change and the coolers were no longer in use.

Roy, Montana is located on Highway 191 in Fergus County, approximately 35 miles northeast of Lewistown. Just under 100 people call Roy home. The Roy public school provides schooling for children from Kindergarten through 12th grade. Just 30 miles north of Roy is the Missouri River, CM Russel National Wildlife Refuge, James Kipp Recreation area. Roy is in close proximity to a number of outdoor activities including Paddle fishing, as well as deer, elk, antelope, bighorn sheep and upland game bird hunting. The Roy Rodeo is held every Father’s Day in Roy and is a highly anticipated community event.
